Standard form rent can come as a particular challenge for large institutional owners (such as apartment complex owners) who already have a model rental contract. Fortunately, it is not too much of a deterrent for landlords who use rental contracts compatible with residential rental laws to make the switch to renting standard forms. The standard form lease begins with a collection of basic information and conditions that are usually found in each lease (and included in the Residential Tenancies Act, 2006). In section 15 of the standard form lease, you will find an “Additional Conditions” section that can be mentioned in an appendix. Negotiated terms used between the parties in an earlier form of lease, if not already in the form of standard leasing, may be included in Section 15. As with previous leases, landlords must ensure that the rate conditions listed are not in contradiction with the rest of the standard form lease or with the Housing Act 2006. The new form is part of the Ontario government`s efforts to reduce the inconsistency of leases and the number of misunderstandings caused by oral leases. It uses easy-to-read language to help parties understand not only what the lease covers, but also what it does not cover and cannot cover. If you have customers or customers who are not under an existing lease, there is nothing you have to do, as there is no need to update old or existing leases.
